Adderley West Village

The Adderley West Village is a mixed-use project in Fort Lauderdale's Progresso neighborhood that was built to accomodate a revitalization in the area. LMG worked closely with the local city goverment and the Community Redevelopment Agency (CRA) to receive $12 million in public incentives. The $12 million in incentives was the largest ever for the CRA at the time of construction, topping the $10 million awarded to the YMCA.

Covering a full block, the Adderley has two apartments buildings, six stories each. 455 apartments and townhouses, 17,752 square feet of commercial space, and a 498-space parking garage make up the project. In exchange for a height bonus, the developer previously agreed to make 10% of the apartments affordable for people making up to 100% of area median income.

Sistrunk Boulevard and Progresso have long been lower-income areas of the city of Fort Lauderdale with little development. With more people moving closer to downtown and the Virgin Trains USA passenger rail station the area has seen a development boom and is becoming an integral part of downtown.
